After abatement or renovation, the only objective measure that a space is lead-safe is dust-wipe sampling against EPA thresholds. Envirex performs independent clearance — to current 2025 EPA reportable levels — on projects we did and projects we didn't.

How clearance runs

What's in scope.

Below is the standard scope for an Envirex dust wipe clearance engagement. We size the project to the building — line-item, fixed-fee — and write the quote against this catalog.

Visual inspection.Pre-sampling walk-through to confirm dust-generating debris is cleaned, surfaces are visibly clean, and access is unobstructed.

ASTM E1792 wipe sampling.Standardized pre-moistened wipes used in a defined pattern over measured surface areas — floors, window sills, window troughs — with a fresh wipe per surface.

AIHA-LAP lab analysis.Samples sent under chain-of-custody to an AIHA-LAP accredited lab. Results expressed in µg/ft² against current EPA thresholds.

Current thresholds (post-Jan 2025).Floors 5 µg/ft², window sills 40 µg/ft², window troughs 100 µg/ft². Reports use these reportable levels as the pass / fail line.

Pass-fail report.Per-sample results, threshold comparison, photographs and sampling map. Failed clearance triggers re-cleaning at no charge on Envirex jobs.

Regulatory framework.

Every Envirex engagement is run against the regulator who will ultimately read the report. Here are the rules that shape dust wipe clearance work in New York.

Can you clear a project performed by another contractor?
Yes — that's the most common configuration. EPA and NYS expect independent clearance. We do not need to have done the abatement to clear it.
What happens if we fail?
Re-clean and re-sample. There's no shortcut. On Envirex projects, failed clearance triggers re-cleaning at no charge to the client.
Do the new EPA thresholds make clearance harder?
Yes, materially. The 2024 update reduced floor and sill thresholds substantially. Many contractors are seeing first-pass failures on projects scoped under the old numbers.
