What's in scope.

Below is the standard scope for an Envirex mold inspections engagement. We size the project to the building — line-item, fixed-fee — and write the quote against this catalog.

Site walk & intake.Interview occupants, identify complaint history, photograph affected and adjacent areas, identify moisture-vulnerable assemblies.

Moisture mapping.Pin and non-invasive moisture meters, thermal imaging where appropriate, and dew-point analysis to identify hidden water intrusion.

Surface sampling.Tape-lift or swab samples from visibly affected materials, sent under chain-of-custody to an AIHA-LAP lab for spore-type identification.

Air sampling.Indoor and outdoor (control) bioaerosol cassettes to compare indoor spore loads to baseline — a key indicator of hidden growth.

Written work plan.A NYS Article 32-compliant remediation work plan: scope, containment, clearance criteria and timeline — handed to your contractor.

Do you do the remediation after the assessment?
Only where the project does not require independent oversight. NYS Article 32 enforces separation between assessor and remediation contractor on the same project; we observe that strictly.
Do I always need air sampling?
No. Where visible growth is unmistakable, air sampling is sometimes optional. We'll recommend the right scope on the intake call.
How long does the inspection itself take?
1–3 hours for most residential and small-commercial properties. Larger buildings are staffed to the scope.
