Lead testing in Rockland County.

Lead exposure has five testing pathways — paint, paint dust, dust on surfaces, water and soil. Each calls for a different protocol, a different lab method, and a different report. Envirex runs all five, under one project number, for owners, managing agents and counsel across New York.

What lead testing looks like in Rockland County.

Rockland's older housing in Nyack, Spring Valley, Suffern and Haverstraw drives steady lead and mold work. Newer Pearl River and New City construction also draws post-renovation IAQ investigations.

For an Envirex engagement in Rockland County, our scope of work typically includes:

  • XRF Inspections. Non-destructive, surface-by-surface identification of lead in paint. The industry standard for Local Law 1, Local Law 31 and pre-abatement scoping. See XRF Inspections.
  • Paint-Chip Sampling. Lab-confirmed lead in paint, where XRF is inconclusive or where a court / lender requires destructive verification. AIHA-LAP analysis. See Paint Chip Sampling.
  • Dust-Wipe Clearance. Standardized wipe sampling to verify a renovated or abated space is lead-safe — to current EPA thresholds. See Dust Wipe Clearance.
  • Lead in Water. First-draw and flushed sampling at the tap, fixture-by-fixture, for schools, child-care, co-ops and condos. See Lead in Water.
  • Lead in Soil. Discrete or composite soil sampling for properties with exterior-paint, gasoline-era or industrial lead exposure history. See Lead in Soil.

Building stock and project patterns in Rockland County.

Rockland County's lead-testing demand runs lighter than NYC and lower Westchester. The pre-1960 housing stock is dominated by single-family and 2–4 unit homes in Nyack, Spring Valley, Suffern and Pearl River. Some pre-war multifamily exists in Nyack and Spring Valley, but the bulk of our Rockland work is owner-initiated rather than HPD-driven. Newer suburban construction in New City, Pearl River and Stony Point is mostly lead-free.

What we typically find in Rockland County.

Nyack and Spring Valley pre-war properties show the standard NYC-adjacent friction-surface lead pattern. New City and Suffern post-war single-family homes typically test clean on most components, with isolated lead readings on exterior trim and original kitchen cabinetry. Estate-class properties along the Hudson in Piermont and Grand View show deeper paint history requiring more thorough surveys.

Where demand concentrates in Rockland County.

Nyack, Spring Valley and Suffern handle the bulk of regulatory or pre-renovation lead testing. New City, Pearl River and Stony Point produce occasional pre-purchase work. Commercial and institutional lead surveys come from across the county, primarily Spring Valley and Nyack.

FAQ

Lead testing in Rockland County — common questions.

Which testing modality do I need?
Depends on the question. Identifying lead in paint: XRF or paint-chip. Verifying cleanup: dust-wipe. Drinking water concern: lead in water. Garden or play-area concern: lead in soil. We scope this on a brief intake call.
Do you do all of these in-house?
Yes. Envirex performs all five testing modalities directly, with field staff and equipment dedicated to each. Lab analysis goes to AIHA-LAP and NVLAP-accredited partner labs.
Can you bundle multiple modalities into one engagement?
That's the norm for portfolios. A single intake, a single scope, and one consolidated report covering everything tested. We do not mark up bundled lab fees.
